- Ensures that building equipment preventive maintenance programs are properly implemented
- Ensures that building equipment/facilities are in good condition and efficiently running
- Prepares equipment and facilities assessment and recommend for efficient operations
- Ensures that all machineries’ permit to operate are renewed on time
- Ensures that all critical machineries and equipment are covered by a maintenance contract
- Ensures that replaceable equipment / utilities / machineries parts are available prior to expected date of replacement
- Ensures that there is enough stock of frequently used materials for operations
- Actively participates in troubleshooting, testing and commissioning activities
- Familiarizes with building equipment and facilities operations
- Study all equipment manuals of machinery and equipment, prepare and implement preventive maintenance programs for all equipment
- Orient contractual personnel on the specifications of all equipment and maintenance programs
- Assist subcontractors of the project managed by the company
- Conducts regular inspection of sites equipment and facilities
- Provide technical input during the preparation of the Construction and Design Guidelines for the tenant fit-out
- Evaluate tenant construction plans and endorse approval by the assigned authorized personnel of the association or developer; ensure that all plans are evaluated and released on schedule
- Make sure that if there is a required Government Permit prior to any renovation activity, it should be implemented as required
- Conduct regular inspection of tenant fit-out and monitor compliance to Construction and Design Guidelines as well as on the approved plans
- Prepares and implements fire safety standards and procedures for the property
- Ensures safety policies are properly implemented
- Regularly checks safety gadgets and fire hazards
- Assists the Property Manager in conducting training and seminars regarding Life Safety Standards of the building
- Orients and trains newly hired Maintenance on sites
- Conduct regular meetings with Technical staff to discuss issues and concerns in the building
- Closely monitor the overall operations of the technical/maintenance staff
- Assess the performance of the technical/maintenance team
- Ensures that all technical/maintenance staff are complied with the company and building policies and procedures
- Performs related duties, as assigned by Management
- Assists the Property Manager in conducting regular inspection of the building
- Provides regular reports to the Property Manager regarding technical aspects
- Assists the Property Manager in conducting regular meetings with the landlord and tenants
- Conducts regular reports to the Head Office regarding the technical operations of the building
- Ensures that landlord issues and concerns are being resolved immediately
- Ensures to practice a great sense of feedback for all the tenant concerns endorsed to the Property Management Team
- Ensures to comply with the Tenant Survey Feedback at a given deadline
